Case Studies

The BVLGARI Hotel and Residences, London

Since inception, we have been heavily involved in Real Estate across Europe and the US.  In 2008, we were responsible for the origination, funding and development of the BVLGARI Hotel and Residences in Knightsbridge, London.  

At the time of completion, it was the first 5-star hotel to be built in prime Central London in over 30 years. The BVLGARI Hotel London was the main success factor for the expansion and launch of the BVLGARI Hotels and Residences worldwide, helping drive the entire Bulgari brand to a valuation to over $5bn.  

Notably, the residences achieved £7,000 a foot (shell and core) with a capital value of £100 million. Moreover, to date, the BVLGARI Hotel itself has one of the highest Rev-Par’s in the world. 

The origination, development, execution and completion of BVLGARI London made the Bvlgari Hotel brand to become a leading in luxury hospitality with over 12 Hotels and Residences now worldwide.

Impact

Admiralty Arch

In October 2015, Prime Investors were the successful bidder (amongst 30 parties) gaining the rights to privatize and restore one of Her Majesty’s Governments' most prized Real Estate landmarks. 

Admiralty Arch is the first major building to be sold by the Government, as part of austerity measures to rationalise their property portfolio and raise funds for the Exchequer. Our successful bid highlights our unique ability to foster strong relationships at the highest level of Government and implement solutions to meet their objectives.  

The vision was to transform the property into one of the most iconic hotels in the world. During the value creation phase, we were able to substantially lengthen the lease from an initial 99 years to 250 years. We also achieved a valuable planning consent which significantly increased the overall square footage of the property, thus achieving substantial value creation. The valuation since inception has gone from an initial £60m to over £500m when completed. 

Due to the iconic nature of the property, coupled with the valuable planning consent, we were able to attract interest from some of the most revered luxury hotel operators in the world (Four Seasons, Aman, etc). We finally selected Waldorf Astoria on what is today still one of the most valuable hotel operator deals in the luxury hospitality market. 

 Through our extensive network of investors, we were responsible for advising the owners (the Spanish Government) on a very discreet and lucrative off market transaction to a private investor.
